The split matters because property media and transaction paperwork have opposite needs. Listing photos want to be cached aggressively at the edge so a buyer in another time zone sees a 4K kitchen shot in under a second; you upload them public and drop the permanent URL straight into your listing template. Disclosure packets, inspection reports, and signed contracts want the reverse — short-lived access scoped to the people in the transaction.

Upload those private and mint a signed URL (10-minute default) each time the title company or buyer's agent needs to open the document, so a forwarded link goes dead instead of leaking a client's financials.

A practical migration for a team coming off Dropbox or Drive: keep listings as folders (one per address), upload photos with POST /v1/files/{folderId}, PUT the bytes to the returned presigned URL, then POST /v1/files/confirm-upload with the ids. Store the public URL in your CRM's listing record. For virtual-tour assets — 360 images, Matterport exports, drone MP4s — the same flow works; large files have no special-case cap, and the cold storage tier is where you park photos for sold listings you must retain but rarely serve.
